FAQ
Does it work in Excel and Google Sheets?
Yes. Open the .xlsx in Excel, or upload it to Google Drive and open it with Google Sheets.
Does it cover all 67 Florida counties? Where do the customs come from?
Yes. County title customs were researched for all 67 counties. Sources are listed on the Sources tab: statutes and Florida DOR pages for rates, published title-industry charts and polls for county customs. Customs vary and are negotiable, and your contract controls.
How is Amendment 3 modeled? What is the override cell for?
The estimator applies the exemption amounts approved by voters on Nov 3, 2026, effective Jan 1, 2027, including the new-resident phase-in and the 5% non-homestead cap. Results are unofficial until state certification. Implementing legislation may add details, including how the exemption applies to a purchase mid-year. Counties, municipalities and special districts may increase the non-school exemption above these amounts for their own levies, so your actual exemption can be higher. The override cell lets you enter a different amount if the rules change.
Is this a Loan Estimate or Closing Disclosure?
No. It is an estimating tool. Your lender's Loan Estimate and Closing Disclosure are the official documents.
Who should buy this?
